What we do:
Statutory Register maintain in accordance with local regulatory requirements and practices:
⊛ Keep up individuals records on regular basis.
⊛ Maintain register of member’s complain and guarantee palatable complain resolve in time all things considered.
⊛ Check records before issuing any NOC to individuals and conveniently set up any NOC required by the individuals and get signed by the MC.
⊛ Set up member’s maintenance outstanding and catch/follow up with individuals for their outstanding.
⊛ On the off chance that society require, we make process of recovery by issuing a notice U/s. via legal solicitor, If any members outstanding not cleared in time.
⊛ Maintain records of payments to different merchants of the society.
⊛ Guarantee each outgoing payment having supporting docs before making payments and prepare voucher for each outgoing payment of the society.
⊛ Day to day maintain attendance records and supervision on security, housekeeping, garden, club house, Gym or swimming, Lift or any other AMC service provider in the society.
⊛ Maintain service provider service records and regular call to service provider for follow up any pending maintenance or service issues.
⊛ Sourcing of new vendors quotation for various services requirement of the society.
⊛ Visit to MCGM, Registrar of Society, Electricity Dept, Water Dept, if any bills unpaid/non- receipt, or any related issues.
⊛ Preparation of circular or Notices to members.
⊛ Preparation of Agenda & Minutes of MC Meeting and maintain MC Meeting register.
⊛ Preparation of Agenda & Minutes of EGM/SGM/AGM Meeting and maintain register.
⊛ Prepare Quarterly/Six Monthly / Yearly Budget and collection report s for revision of member’s contribution to various funds and maintenance cost.
⊛ Maintain records of Unit Sale / Transfer and ensure all the documents are in order present to MC for transfer procedure.
⊛ Time to time Take a legal opinion from society’s solicitor for Unit Transfer, if society required.
⊛ Time to time follow up with society’s solicitor if any legal cases pending and preparation of documents, if required.
⊛ Provide all the documents to society’s Statutory Auditor to audit financial books of accounts of the society and time to time follow up to get accounts audited.
⊛ Provide all the documents to society’s structural Auditor and follow up to get Audit report in time.
⊛ We time to time discuss with MC for any other matters related to society management
